Time for a Home Makeover?

Many Americans today are stuck in the proverbial rut of debt. With the cost of credit card interest rising, and credit harder to obtain, some have reached the end of their rope. Others may not be in such critical circumstances, but may have improperly structured debts that are costing more interest than they should.
One of the greatest financial tools is tax deductable mortgage debt. For someone in a 25% marginal federal income tax rate with a 7% state income tax rate, a mortgage with a fixed interest rate of 5% will have an after tax interest rate of 3.4%. When fighting to get out of debt, it is much easier to make progress paying down a mortgage costing only 3.4% after tax vs. an unsecured credit line at 10%, or even a car loan at 6%.

My staff and I would like to express our gratitude and thanks to all of YOU who donated to our food drive. It truly was a wonderful success. We collected over $2000 worth of food and fed a total of 42 families. We couldn’t have done it without your help!
My staff and I had the humbling opportunity to deliver each of these meals to families and houses desperately in need this Thanksgiving. Due to your generous donations we were able to put food on tables that would’ve been bare or replaced mac n’cheese with a Thanksgiving Feast. Truly hearts were touched both in and outside each household. We would like to pass along the heartfelt tears of gratitude from each of these families back to YOU. We only wish we could fully express the feelings and emotions we experienced with each of these families.
May we once again say Thank You to all who donated and experienced the gift of giving this holiday season. We wish you all a happy and safe Thanksgiving and we hope the holiday finds you in the company of family and close friends.

Don’t Cannibalize Your Equity

Don’t Cannibalize your Equity by Paying Closing Costs. One of the biggest mistakes homeowners make is continually adding to their principal balance by accruing loan fees to refinance every time an opportunity arises to lower their interest rate. With the average homeowner refinancing every three to five years, it’s no wonder mortgage balances are not reducing. Before they recoup the closing costs of their last mortgage, they refinance again, resulting in an ever-increasing loan balance.
The solution to this dilemma is a no-cost loan. This is a loan that will have a slightly higher interest rate than a loan that has fees, but all of the closing costs incurred are paid by us, not the homeowner. That way, the principal balance of the new loan can start out the same as the principal balance of the loan being paid off. There is not any equity lost, allowing the homeowner to maintain their strategy of paying down their mortgage, while still enjoying a lower mortgage payment.

We thank everyone who has donated and continues to support City Creek in all that we do. For those of you who haven’t had a chance to donate, there is still time! Our donation ends this Friday and we’d love to have you contribute and experience the gift of giving with City Creek Cares.

I recently attended the funeral of a rock star. Not one that sings or plays in a band, but a metaphoric rock star; and one whose legacy will far outlive her days. As I learned of the impact she has made in this world, it caused me to challenge my own self-limiting beliefs and the thoughts they create in mind. I wondered what others will say about me at my funeral. As her surviving husband pointed out that each of our days are numbered, and how our time is limited, I realized that she did not finish her life like a rock star by accident.
